Vents are the pipes that are bulging from the flat surfaces. These vent pipes allow gases to pass AND exit safely from your house. These gases typically generate from your kitchen and bathrooms, that travels through the venting pipe and then exits the house where the pipe exhausts above the roof. Ventilation if installed properly (which is a must) creates balance between the air intake and exhaust. If the ventilation system in your house is not properly installed, then a number of problems arise from that single poor installation, which results in decreased lifespan of your roof. Hence, you have to make sure that you keep an eye on your roof ventilation system while getting your roof work done. Even a minimal negligence can turn your home’s vent pipe system into a critical condition of your roof’s health.
Beside the skylights and chimneys proper installation, you should also install the roof vents properly because improper installation leads to one of the most common causes i-e roof leaks.
Common Cause of Roof Vent Pipe Leaks:
One of the most common causes of roof vent leaks is the breakage of the collar through the surface of the roofing material which surrounds the base of the vent pipe. These collars typically consist of a metal base, which is made up of aluminium, and a rubber boot later incorporated into the top of the collar. The collar works as an adhesive or tight seal which keeps the rain water and debris, getting into your attic. With time, collar exposure to the heat emitting from the direct sunlight and other harsh weather conditions damages the rubber boot as it wears off due to the heat which results in deterioration and split. This will allow the water to first pool around and then slowly seep through the interior walls of your house causing a huge damage. Deterioration of the underlying metal flashing and roof cement around the vent pipes is also a common occurrence.
“If the collar is cracked by any means the damage will occur, hence this needs to be replaced as soon as the damage occurs”.
Roof leaks can be caused due to a number of reasons, bad rubber boots are not the only cause. If the roof vent is damaged by any means then the chances are that the water can get inside your home. During the rainy season, some rain will fall directly into the open end of the vent pipes which makes its way down the vent and eventually to your home’s sewer lines. In case there are any leaks in joints on this line the water will seep out and thus cause interior damage.
